January MLS Statistics:

Housing demand dipped slightly in January for the first time in nine months. The resale housing market in B.C. is now moving towards a more balanced market condition with fewer units being sold and an increase in active listings. B.C. residential sales volume on the Multiple Listing Service® (MLS®) reached $2.25 billion in January, an 8.8% increase compared to the same month last year. The number of residential units sold dropped 5% to 4,949, with the average residential home price reaching $453,648, a 14.5% increase compared to January of last year.

Greater Vancouver:  The number of residential units sold in January reached 1,857, a slight drop of 0.3% compared to the same month last year, while dollar volumes climbed 10.5% to $1.1 billion. The average residential home price reached $588,183 this month, an increase of 10.8% compared to January of last year.

Fraser Valley:  The number of units sold in January declined 3.1% compared to the same month last year with 907 units sold. Dollar volumes increased 7.2% to $388 million, while the average residential home price increased 10.6% compared to January of last year reaching $428,117.

Chilliwack:  January sales declined 29.3% to 128 units, while dollar volumes reached $40.6 million, a 13.5% drop compared to the same month last year. Despite this, the average residential home price continued to climb in January reaching $317,389, a 22.3% increase compared to January of last year.  

Victoria:  Sales in January reached 433 units, a 5.9% increase compared to the same month last year. Dollar volumes increased 20.2% to $218 million, while the average residential home price hit $504,077, a 13.5% increase compared to January of last year.

Vancouver Island:  The number of residential units sold in January reached 438, a decline of 19.3% compared to the same month last year. Dollar volumes also dropped 6.1% reaching $139 million, while the average residential home price rose 16.4% to $317,185.

Okanagan (including South Okanagan): The Okanagan and South Okanagan markets recorded 557 units sold in January, a decrease of 4.1% compared to January of last year, while dollar volumes increased 8.2% to $209 million.

Kamloops: Dollar volumes climbed 29.7% compared to the same month last year reaching $52 million in January. Sales dropped 1.7% with 172 units sold, while the average residential home price jumped 32% compared to the same month last year reaching $304,117.

BC Northern: Residential sales remained soft in January declining 15.6% compared to January of last year with 270 units sold. Dollar volumes also declined 4.7% to $57 million, while the average residential home price recorded a 13% increase reaching $210,155.

Kootenay:  The number of residential units sold reached 145, a 13.2% drop compared to the same month last year. Dollar volumes increased 11.9% reaching $39.7 million, while the average residential home price jumped 28.9% compared to January of last year hitting $274,276.
